What's the maximum I can earn per year?

Under European regulations, tenants of our rooms and self-contained accommodations must not earn more than €47,699 per year (2024). By providing proof of your student status, we can assume that your income falls below this threshold.

Furthermore, in addition to these legal guidelines, we primarily offer campus contracts for most of our rooms and homes. These accommodations are exclusively available to students.

Which document(s) do I have to upload?

That depends on your situation: are you a student, PhD student, not a student any more or self-employed? Please have a look at this page.

Cancellation after accepting the rental agreement, is that possible?

If you choose to rent our accommodation, you will enter into a legally binding agreement with us. However, in the event that you decide not to accept the offered accommodation (which we hope will not be the case!), you are required to provide one month's notice. This means that you will be responsible for paying at least one month's rent.

Is it possible to accept the rental agreement for more than one accommodation? 

Nope, it isn't. When you want to sign a second (draft) rental agreement, we'll ask you to choose your preferred accommodation.

I accepted a rental agreement. Is it allowed to visit another introduction night / viewing?

If you have accepted a rental agreement while you are also on the candidate list for an introduction night or a viewing of another accommodation, we assume that you are no longer interested. You will be automatically removed from the candidate list(s).

What's the deposit? 

You do not have to pay a deposit if you are going to rent a room or house with the SSH!

Can I sign a rental agreement before my studies starts?

Officially, you can only sign a rental agreement if you can provide us with valid proof of study. However, there is one period that falls under an exemption! You may upload your provisional proof of study (or proof of registration) between the 1st of June and the 1st of September when you accept an SSH living space for the first time. Remember that you need a certain number of registered years to be invited for an introduction night or viewing. By the way: we check your proof of study each year, so we do expect that you can show your proof of study during this first check.

How to get in contact with the previous tenant? 

You’ll receive the contact details of the previous tenant in order to make arrangements regarding the key transfer. If it isn’t possible to transfer the keys amongst yourselves, we’ll let you know as soon as possible. There might be some items the previous tenant would like to sell - acquisition of these items is completely without obligation. If you’re not interested, the previous tenant is obliged to take the items and present you an empty living space.

How do I receive the keys?

You can arrange a convenient time for key transfer between yourselves. Whether it's during the day, evening, or weekend, the choice is yours. However, please ensure that you receive your keys before the start of your rental period. If the previous tenant is vacating the accommodation before the last day of their rental agreement, you may arrange to transfer the keys earlier. Please note that the previous tenant is still obligated to pay the rent until the last day of their contract, but they might be interested in reaching a mutual agreement. If you decide to proceed with such an arrangement, it is important to establish clear agreements to avoid any misunderstandings.

How many keys do I receive? 

If you’re renting a room, you’re supposed to receive at least one key from each lock. If you’re renting a house, you should receive at least two keys from each lock. Did you receive fewer keys and does the previous tenant no longer own the extra key(s)? Let us know, and we’ll make sure to sort this for you.
